Located in the Tejgaon Industrial Area district of Dhaka, this multi-tenant commercial office tower will be approximately 25,000m2 comprising a 21 storey tower above 3 basement floors.

This project is being constructed in two phases. The first phase is being constructed with a reduced footprint and only 12 storeys. In the future, the remaining storeys and floor plate extensions for phase 1 storeys will be constructed.

MEP services were designed to meet the requirements of the building after the completion of phase 1, and with the adaptability to meet the requirements of the building after completion of phase 2.  This included air conditioning, power, water, waste water and fire protection systems.  As an example the water supply systems were designed to avoid the need for plant on the roof of phase 1 that would otherwise need to be relocated during phase 2. 

The air conditioning system utilises high efficiency water cooled chillers.  These operate on environmentally friendly HFC refrigerant and a refrigerant leak detection system is provided to allow rapid detection and rectification of any leak before the entire charge is lost to the atmosphere.

Variable Speed Drive (VSD) motors are provided on chilled water pumps to allow them to operate efficiently.  Basement ventilation fans are provided with variable speed drives controlled by carbon monoxide sensors.

Precooled and dehumidified fresh air is provided to each floor by packaged air handling units.

The main power network is unreliable, and diesel engine generators will be installed with the capacity to provide 100% standby power to the site for 8 hours.

Energy efficient T5 fluorescent lighting was selected for the building.
The building is fully sprinkler protected and includes a fully addressable fire alarm system, emergency and Exit lighting system and a pressurisation system for the fireman lift lobby.

Roof rainwater is collected and treated for use in irrigation on site.
